The Upper Sandy Creek Ranch is a phenomenal combination ranch located just minutes from I-35 near the community of Wynnewood in Garvin County, OK.  The ranch has a mix of Bermuda and native grass pasture cross-fenced into multiple pastures with a set of pens in the north-central part of the property.  Approximately 820+/- acres of the property have an 8ft game fence with the balance bordered by a barbed-wire perimeter fence.  The Sellers have mainly used the property for running cattle and allowing family to hunt & fish the numerous lakes and ponds.  The two largest bodies of water are approximately 5+/- acres and 12+/- acres and both lakes produce incredible largemouth bass, crappie, and catfish.  The 5+/- acre lake appears to have springs in the upper drainage that keep the water level consistent.  The water from the 5+/- acre lake overflows into the 12+/- acre lake in addition to rain runoff from another significant drainage that enters the lake from the east. The lodge is located in a very secluded location over a mile from the front gate and positioned on a hill overlooking the 12+/- acre lake.  Rural water has been run to the lodge and power was routed so the lines are hidden from view behind the lodge.  The covered porch on the west side of the lodge is perfect for grilling and gathering outside to watch beautiful Oklahoma sunsets!   The layout of the lodge was designed to be comfortable for large groups and has a tremendous open kitchen, living, and dining area.  The two bedrooms are located on the main floor of the lodge and each bedroom has an attached full bath and closet.  A third full bath is located in the hall just north of the kitchen and a mudroom with a washer & dryer is off the hall on the south side of the kitchen.  The mudroom has a side door leading in from outside making it a perfect place to leave dirty hunting boots and clothes.  The upstairs is a loft that overlooks the living area below and includes 5 beds. The ranch is being sold with all of the furniture in the lodge including the shuffleboard & pool table.  However, the Seller will be reserving some personal items in the lodge.  Just up the hill by way of a concrete drive is a 40x50 insulated shop with covered parking.  The shop is perfect for storing boats and UTV's just a short walk from the lodge.  North of the larger lake is a 50x60 equipment building with a gravel floor, power, and water that has room for multiple tractors and any other heavy equipment you may have.  All of the hunting blinds and feeders will convey with the sale which will give the new owner a head start on setting up the hunting to their preference.
