General Description:
Located on an island of timber in an ocean of farmland, The Ranch on Sugar Creek is 160 +/- acres of prime hunting land in Caddo County, Oklahoma. The property is a short drive from the Oklahoma City metro area and is unique in terms of its accessibility and water features. The property lies one mile down a dead-end road just southwest of Hinton, Oklahoma. Sugar Creek is spring-fed and runs year-round. It flows for over half of a mile through the property and the headwater spring is a short distance to the north. The creek fills multiple ponds in the area as it travels toward the Washita River in the southern part of the county. The property boasts a quaint 30 x 30 two-bedroom hunting cabin with a 10 x 30 covered porch that overlooks the pond and bottomland. Just up the hill from the cabin is a 30 x 50 insulated metal shop complete with electric and a concrete floor. About 50 yards from the cabin is a metal horse barn also wired with electric. The horse barn could easily be converted into another shop or covered storage for equipment.
The land adjacent to Sugar Creek is a mixture of timbered upland and cleared bottomland. The field directly east of the creek is roughly 25+/- acres that has been used partially as a food plot in the past. If this entire field were to be planted, it would be one of the biggest green fields in the middle of over 1,800 contiguous acres of surrounding timber. Duck hunting is also an exciting prospect that the ranch has to offer. During the winter, ducks fly up and down the creek and often stop to loaf on a beautiful 3-4 acre beaver slough. There is also a watershed lake on the southern end of the property that is shared with the adjoining south neighbor. According to the FSA maps, there are about 3+/- acres of the watershed lake on this property when the lake is at normal pool. Currently, the beaver slough is holding back quite a bit of water from the watershed so the lake could be at a higher level if you worked out a deal with the foreman of the beaver dam crew.
The Seller has owned the property for 30 years and has enjoyed hunting, fishing, riding horses, and putting around on ATV’s. There are currently 5 corn feeders running with numerous tree stands scattered throughout the property that will convey with the sale. However, two enclosed blinds that belong to friends of the Seller will not convey. The cabin is selling turn-key with all of the furnishings, dishes, and even the Seller's collection of old hunting videos!
