General Description:
The Ranch on Caney Creek is a large contiguous tract of land consisting of 621+/- acres located northwest of Coalgate Oklahoma. For generations this property has been used for cattle, hay production, and hunting. The landscape is a mix of open hay meadows, rolling terrain with moss-covered boulders, and beautiful oak savannahs. A seasonal creek meanders from west to east over smooth sandstone until it connects with Caney Creek in the northeast corner of the property. The four small ponds could be utilized for both livestock and the game on the place. Various species of waterfowl frequent the region in the fall and winter months including wood ducks that walk up the banks in search of acorns falling from the overhanging oak trees. The trees that can be found here include willows, large sycamore, red oak, post oak, and blackjack oak. Over 3000 adjoining acres have been under consistent whitetail management practices for nearly twenty years by multiple landowners who have sought to develop and sustain a population of quality deer. Hunting is not the only draw to the Ranch on Caney Creek. The southwest corner of the property contains a native grass hay field that is approximately 75+/- acres. In the fall this field is planted to rye for a late spring cutting. The rye produces roughly 1,000 bales of small square bales and the native grass annually generates about 125 bales of round bales. The rolling open pastures provide ample contrast to the wooded hills of the region. To the northeast of the hayfield lies a prime location for a potential home with a fantastic view of the valley below.
