Description

The Ranch on the Deep Fork is a diverse property located along the Deep Fork River in far eastern Lincoln County, OK.  Miles of flow lines connecting the oil wells and the tank batteries are visible throughout the property.  Interested parties should also make note that a "life estate" is in effect involving a parcel next to the river that is identified on the maps.  These factors were taken into account when pricing the property.

The property boasts approximately 100+/- feet of elevation change from the river to the highest ridge.  There is an extensive road system over most of the property due to the presence of numerous oil wells throughout the ranch.  A 10+ acre lake site is present in the northwestern portion of the property.  Currently, a small levy or berm across the lake site holds back a small amount of water but most of it is allowed to flow through a large culvert.  It appears feasible to either build a larger dam across this drainage or develop a wetland area.  If a wetland area was developed it could be flooded by runoff or possibly by pumping from the Deep Fork River if pumping permits could be obtained.  Well over 60+ acres lay along the river in the floodplain that could be developed into wetland habitat including timber that could be flooded.  The Deep Fork River from near Chandler all the way to Lake Eufaula is known for fantastic duck hunting.  Numerous duck clubs are present along that entire stretch of river!  

An adjoining 151+/- acres called Key West Ranch is also available and can be found at the Legendary.Land website.  This adjoining tract has minimal oilfield impact and several nice building sites along with power and ample county road frontage.
