With abundant forests and inspiring elevation changes, Pine Ridge Ranch in Atoka County lives up to its name. Near Stringtown, Oklahoma, Pine Ridge lays a short two and half hours from Oklahoma City and Dallas. This piece of scenic mountain country is in the heart of the Ouachita Mountain range and is a property that couples beautiful scenery with distinctive income potentials.
Pine Ridge is an immense, unbroken piece of property. At 2,966+/- acres, the ranch is full of strategic improvements that make it ready to use. It lies along 1.3 miles of paved frontage and has approximately 25 miles of interior roads and trails that make most of the property easily accessible even in inclement weather.
One of the key strengths of the property is its scenic beauty with an abundance of topographic relief. At the property's low point the elevation is approximately720 feet above sea level. Throughout the ranch, the hills rise dramatically and create 340+/- feet of elevation change to a peak elevation of 1,060 feet above sea level.
Shortleaf Pine trees dominate most of the landscape but they share the canvas with native grass and beautiful rock outcroppings. Interspersed throughout the pines are plentiful mast-producing trees like post oak, blackjack oak, red oak, water oak, hickory, and persimmon. Approximately 45 years ago Nelson Bunker Hunt owned this property and chained the timber to clear it for cattle grazing. Over time the native pine grew back and in the early 90's Stream Natural Resources purchased this property along with 10's of thousands of forested acres from the Hunt bankruptcy. Shortly thereafter the land was placed into a thoughtful and strategic timber management plan. The shortleaf pine resource on Pine Ridge is now a healthy mix of young and mature trees with an understory that's managed for optimum wildlife habitat and healthy tree growth. Healthy tree growth and a proportioned timber age structure allows for incremental cash flow from periodic timber harvesting. This is maintained through common timber management practices such as prescribed burning and timber thinning which are outlined in a detailed management plan. This plan was developed by the forester in cooperation with the owner to incorporate the defined long-term goals.
In the valleys of Pine Ridge, abundant water flows as Ray Hollow, Peacock Hollow,Potapo Creek, and Chickasaw Creek run through the property. Since the ranch lies in an area where nearly 43 inches of rain falls annually, water running across the ranch is a given. As such, the rainfall supports 18 ponds built to provide livestock water. On numerous occasions the Seller has stocked one of the ponds with trout for the enjoyment of family & friends visiting the ranch.
The property's centerpiece, however, is a picturesque 16+/- acre lake with over a mile of shoreline - much of which is walk-able and makes fishing from the bank possible. Built and engineered in 2008, the lake is a well-planned asset. It features planned integration of submerged structure that supports healthy populations of game fish like largemouth and smallmouth bass, walleye and perch. While smallmouth and walleye are not common to this type of impoundment the owner felt it would be possible for these fish to survive in the deep lake. Not only have they survived but they have done very well and continue to show growth when cataloged during periodic fish surveys. The owner has also kept detailed records of the date and quantity of every species of fish and bait-fish introduced into the lake. This kind of documentation is very helpful and beneficial but it's also extremely rare to find an owner that would go to this kind of effort. Another feature of the lake that makes it desirable to a variety of ducks and geese migrating through each fall and winter are the diverse open deep water, shallow water and backwater sloughs.
The tapestry of the timber, water, prairies, and food plots blend seamlessly to support healthy populations of whitetail deer, black bear, bobwhite quail, eastern wild turkeys, rabbits, wild pigs and mourning doves. Wildlife enthusiasts will appreciate the 14 developed food plots throughout the ranch and the fact that nine of the food plots are fenced to exclude livestock. Management of the deer herd has been paramount through participation in the DMAP program (over 15 years) with the Oklahoma Department of Wildlife. There have also been specific clearing on the ranch to improve quail habitat which has proven to be especially beneficial and rewarding. Bobwhite's were once more common to this area before the land was transformed by the timber that now dominates the landscape. As habitat is provided the quail have continued to repopulate.
Livestock raisers will like the fact that the mountains and valleys are grazable due to good perimeter fencing and a set of generously sized, all steel working pens that lie at the ranch's main entrance. Currently, the property is leased for cattle but the lease can be terminated for a new owner.
At the edge of the woods near the entrance gate is a fully appointed cabin that features a wraparound deck, fire pit, and plenty of parking. The cabin is perched on the side of a mountain with a beautiful view to the north. Additional space next to the cabin has also been prepared with all the essentials for multiple RV hookups to accommodate additional guests.
In all, Pine Ridge Ranch is a beautiful, income-producing property that's usable year-round. The area in which the ranch lies is a uniquely beautiful and ecologically important piece of Southeastern Oklahoma. So much so, the State of Oklahoma recognizes its value and conserves well over 45,000+/- combined acres in the nearby McGee Creek Natural Scenic Recreation Area, and contiguous Wildlife Management areas.
