General Description:
P Vine Creek Ranch has been owned by the Seller for nearly 30 years and they have decided it is time to sell. The property is ready to go as either a cow/calf operation or it would work great for stockers. All of the property south and east of Hwy 133 has fence that was recently replaced and has been cross-fenced into seven pastures. The Seller has cut hay in several of the pastures during their ownership and farmed the bottomland which lies in the eastern portion of the property. Approximately 190 acres are classified as Class 2 soils and of those, approximately 163 acres have been in cultivation recently with the majority of the balance in hay meadows and pasture. A small amount of the Class 2 soils makes up the timbered acreage along the northeast, east and southeast boundaries. There is also a small crop base for wheat and cotton that will transfer.
Across Hwy 133 is an adjacent tract made up of approximately 45+/- acres. This adjacent tract has both highway and county road frontage with multiple gates, 2 ponds, some mature timber. The highest elevation on the entire property can be found on this tract which is more rolling than the rest of the property. There is fence on this tract but it would need some attention to run cattle.
