General Description:
Henryetta Lake Overlook is a 1,316± acre recreational property adjoining Lake Henryetta just three miles outside Henryetta, Oklahoma. With heavily wooded terrain, paved county road frontage, access to the lake, and approximately 240 feet of elevation change, this property offers a combination of water, terrain, privacy, and accessibility that is difficult to duplicate on a tract of this size.
The terrain is what immediately sets this property apart. Elevations range from approximately 670 feet to 910 feet, but those numbers only tell part of the story. In one area, the land rises more than 200 feet in less than a quarter mile, climbing from the lower rolling bottomland toward a high ridge overlooking Lake Henryetta. The result is a property that changes considerably as you travel across it, with steep slopes, wooded draws, ridges, and elevated points offering impressive views across the lake and surrounding countryside.
Much of the property is heavily wooded, giving it a secluded feel despite being only minutes from town. The timber and elevation create natural separation between different parts of the ranch, and the higher ground offers several areas worth considering for a future cabin, lodge, or homesite. A buyer looking for a private retreat could take advantage of the elevation and views while keeping much of the surrounding acreage in its natural state.
Lake Henryetta forms another major part of the property experience. The ranch directly joins Lake Henryetta property, giving an owner convenient access to fishing and water recreation. Bass, crappie, bluegill, and catfish are among the fishing opportunities identified for the lake. The combination of timbered hills dropping toward the water and elevated overlooks above it gives this property a character that is very different from typical large-acreage ranches in this part of Oklahoma.
The same diversity that makes the land visually interesting also creates good wildlife habitat. Whitetail deer, wild turkey, waterfowl, dove, and wild hogs are found in the area. The wooded draws, changes in elevation, lake edge, and transitions between high and low ground provide a variety of habitat within the boundaries of one property. Hunting can certainly be an important part of the ranch, but it doesn't have to define it—the scale and terrain make this just as interesting as a recreational retreat or large private landholding.
Access is another significant advantage. The property has paved county road frontage along New Lake Road, with an electric meter located near the west gate. That makes accessing and eventually improving the property considerably more straightforward than many large recreational tracts with comparable terrain. The area also receives approximately 48.8 inches of annual precipitation.
For someone coming from outside the area, the location may be one of the more surprising aspects of Henryetta Lake Overlook. Henryetta is only about three miles away, Tulsa is approximately 55 miles, Oklahoma City about 90 miles, and Lake Eufaula State Park is approximately 28 miles away. That puts a large-acreage property with lake access and substantial elevation change within relatively easy reach of two major Oklahoma metros. An owner can spend the morning on the ranch, fish Lake Henryetta in the afternoon, or make the short trip south toward the Lake Eufaula area for boating and additional recreation. It's a location that offers the scale and privacy of a large Oklahoma recreational property without requiring the owner to be hours from town, airports, supplies, and everyday services.
