General Description:
The Nunn 460 is absolutely a blank slate waiting to be painted! The most notable feature about the property is a small spring-fed creek that bisects the property from south to north for 1.5 miles. This drainage has the potential for a sizeable lake to be built in it. The rest of the property is a combination of brushy terrain mixed with large mature post oak and blackjacks. Along the creek, there are several prime locations to open up some clearings and develop food plots to attract deer and turkeys. Overall the terrain is rolling with a ridge running between the main drainage and a secondary drainage to the west. This smaller drainage also shows potential for a good pond or lake site. There is significant potential to attract quality mature bucks to this property due to the seclusion. The only road frontage to the property is along the south boundary and the gate into the ranch is located in the middle of the south boundary on a slight ridge. This ridge falls to the north and eventually gives way to the descending elevation of the creek. Nestled between two branches of the drainage would make a great place for a cabin. If a lake were to be built in this drainage the proposed cabin location would have a tremendous water view.
