This property is located in a high rainfall area and next to one of southeast Oklahoma's major waterways called the Muddy Boggy Creek.  This creek system is known for the waterfowl habitat it creates and there are multiple duck clubs scattered along its banks from Ada, OK all the way to the Red River.  There will be an opportunity for multiple species of game on this tract but there is a significant opportunity to turn this property into a duck magnet.  A minimal amount of dirt work could be done to enhance the waterfowl potential and typical rains should be sufficient to flood the sloughs.  However, since the property borders Muddy Boggy Creek, it may be possible to obtain a permit to pump water from the creek to flood the slough.  The optimal duck hunting situation would be to build a couple of small sloughs with levees and flashboard risers to hold back the water and continue to have the property farmed.  After the crop has been harvested, simply put the boards in the riser and flood the harvested field.  Since the property is along the Muddy Boggy Creek and only 7 miles from the Red River, there are a lot of birds using this area!  If you've been looking for a waterfowl property in an affordable price range, this could be the one!
