Description:
The McGowen 80 is a great mix of rolling terrain with a beautiful wooded draw, scenic views, native grass pasture for cattle, and easy access to Hwy 177. The wooded draw consists mostly of post oak and black-jack oaks with some cedars mixed in as well. Located in far southwestern Lincoln County makes this property very accessible to the Oklahoma City metro area as well as Shawnee, Chandler and Wellston. Over the years, some incredible deer have been harvested from this area and there is potential to plant some wildlife attracting mixes in several strategic locations to enhance that potential. There are quite a few cedars scattered near the northern boundary that would create a perfect privacy barrier from the road for a homesite. By doing some strategic cedar clearing to the south it would open up a beautiful south facing view. There is an old oil & gas well location that appears to be out of production. This graveled pad could possibly be used as a location for a shop.
