General Description:
This is a stunning southern Oklahoma recreational property with numerous features that make it stand out. It is located just minutes from Hwy 75 near the community of Stringtown, OK. The property has been used primarily for hunting for several decades and recently the Seller has been generating considerable income by selling surface rock used for landscaping in N. Texas and Oklahoma City. This has been a great trade-off because the rock pickers have been creating new trails through the property to areas that have been previously accessible only on foot.
There are two creeks that converge on the property and create rock bottom pools all the way to the south property line. On the north bank where the creeks converge lies a beautiful food plot that was recently cleared in the timber that boasts some very productive soils. This is just one of several food plots scattered around the ranch. The pools in the southern portion of the creek hold several species of fish and invite migrating ducks in the fall. Due to the tight cover along the creek, the Wood Ducks especially like the creek! The majority of the property has a mix of hardwoods with a few pines scattered here and there as well.
Several ponds are scattered throughout the property along with a new pond built just below a pad sight with a big view of the valley to the southeast. There is power running just behind the new pad site making it a great location for a cabin. Rural water lines are located along the frontage road near the gate.
The main game species are deer and turkeys but there are plenty of wild hogs to chase as well! The Seller has put strict deer harvest objectives in place that include doe management, and a plan to target quality bucks. Also, as part of the management plan, the hunt club brings kids hunting every year in an intentional effort to keep the sport alive for the next generation.
This property is ready for a new owner to take it to the next level and put their finishing touches on it! Also, be aware that the Seller owns approximately 1,400 additional acres that join the north boundary and this could also be purchased if you're looking for something larger. There is a fantastic lake site on the north tract that could be utilized to build a 60+ acre lake.
