General Description:

If you have ever considered a turn-key ranch then this property deserves your undivided attention! A tremendous amount of thought and effort goes into taking a raw piece of land and converting it into a functional ranch and all of that work has been done. Antler Creek Ranch is licensed with the Oklahoma Department of Wildlife Conservation as a commercial hunting area. This license allows the landowner to set their own seasons for the big game within the high fenced area. The statewide seasons do not apply to deer and other big game within the high fence. The process to maintain the license is relatively simple, affordable and also transferrable to a new landowner. The owners have meticulously managed the deer herd, limiting buck harvest to cull bucks and fully mature trophies.

The ranch has minimal road frontage and is located at the end of a dead-end county road. The entry gate is on the southern 140+/- acres of the property which is perimeter fenced with barbed wire. The improvements are located on the northern 690+/- acres which are high-fenced. A gravel ranch road leads to the improvements at the highest point on the ranch located roughly a mile from the county road. Just outside the high-fence gate, there is a covered deer cleaning facility complete with a walk-in cooler, overhead lights, winch, water hydrant, and sink. All of this is built on a nice concrete floor with an extended apron. Continuing on through the high fence gate leads to the most open and level area of the high fenced portion. Several varieties of food plots are scattered throughout this area as well as feeders and blinds. The ranch road meanders through the timber toward the secluded lodge and cabin. Throughout the ranch, the system of scenic trails and roads makes accessing all parts of the property practical and functional.

The cabins are nestled into the timber at the top of a wooded hill with gorgeous views, especially during the fall foliage. In the main cabin, there are 4 bedrooms. One bedroom with its own private full bath is located on the main floor and the other 3 are on the 2nd floor. A TV room and sitting area on the second floor creates a central gathering area just outside the 2nd-floor bedrooms. There is also a covered balcony just off the second-floor sitting area.

The living area on the main floor has an open floor plan and connects directly to the kitchen & dining area. The kitchen is tastefully constructed with granite countertops, stainless appliances, and beautifully finished cabinets. Just behind the kitchen area is a half bath as well as a walk-in pantry. Surrounding the living area is a wraparound porch on two sides of the cabin overlooking a beautiful newly constructed stone patio and fire pit. Adjacent to the lower living area is the shop which consists of approximately 1,000+/- sqft. The shop is fully insulated and very accessible with two 14' overhead roll-up doors. The shop has more than enough space to keep all of your toys and equipment out of the elements. There's also a utility area in the shop with a washer & dryer.

The log sided guest cabin is perched at the edge of a hill roughly 50 yards from the lodge. The guest cabin is finished in knotty pine and includes a kitchenette, loft, bathroom and covered front and back porches.

One of the most notable features on the property is the stunning 7+/- acre lake with a beautiful covered fishing & boat dock! The lake is approximately 44 feet deep and surrounded by scenic timber covered hillsides. Dead standing timber around the perimeter edge of the lake offers great habitat for the thriving largemouth population. The lake was originally stocked in late fall of 2017 with fathead minnows and bluegill then later with largemouth bass after the minnows and bluegill had a chance to get established. The bass have been putting on the pounds and the sellers have been consistently catching larger and larger fish!
