General Description:
The Perry Ranch West is conveniently accessible and located less than 2 miles from the Hwy 29 exit off I-35 between Wynnewood and Pauls Valley. This parcel lies along paved county road 3240 and has 2 gated entrances. The soils are comprised of silt and silt loam making the property a suitable choice for cattle and horses. Deer are in abundance along with turkeys, ducks, doves, and wild pigs!
This 160 +/- acres is mostly open bermuda grass with some Jose Tall Wheat Grass in the southwest pasture. Annual ryegrass and Arrowleaf Clover are also established and reseed every year through typical grazing practices. Majestic native pecans are scattered all over the property but a fantastic grove is located in the southeast corner along the county road and throughout the creek bottoms. The park-like pecan groves are thick with lush shade-loving fescue that provides a wonderful cool-season grazing option! There are also 3 ponds and a wet-weather creek that meanders through the property. Perry Ranch West is divided into two 80+/- acre parcels by a partial cross-fence that is only about 200 yards from tying into the north boundary. Another cross-fence divides the west 80 and creates a 33+/- acre pasture in the SW portion of the property. A rural water line and an electric line run north & south just west of the county road. There is an old homestead about 1/4 mile west of the road with power lines already in place but no meter exists. There is also an old well at the remnant of this home place but the Seller has never used the well. This old homesite would make a perfect new homesite, especially with it's excellent south-facing views of the largest pasture on the property with the largest pond in the distance. Additionally, the heavily wooded creek bottom to the north of this location would provide a substantial wind break from those chilly north winds!
If you're looking for a place to run cattle, horses, or just to call home, this just may be the one!
