General Description:
Located in a rural area of Coal County about 25 miles east of Ada, OK along the banks of two creeks lies the Muddy Boggy Ranch. This ranch is richly diverse and is an ideal combination ranch. The creeks are surrounded by bottom land that is known for its fertile and productive soil as well as outstanding wildlife. The house is located near County Road 1550 which is also the northern boundary of the property. Graced with a tremendous variation in terrain and features, this property transitions from rolling hills with moss-covered boulders to level bottoms along Big Sandy & Muddy Boggy Creeks. The ranch road system allows access to all of the property most of the time. Several days a year the Muddy Boggy will get too high to cross which will cut off access to the land on the south side of the creek. Elevations vary quite a bit and are highest on the western portion of the property. The property rolls in some places and abruptly drops off into the bottoms in others. From the highest point on the ranch to the Muddy Boggy the elevation change is about 150+/- feet. Both creeks meander through the property with a combined 4+/- miles of frontage. These creeks run most of the time and are bordered by strikingly beautiful mature hardwoods. Big Sandy Creek flows into Muddy Boggy Creek in the southeast portion of the ranch. Much of the open area along the creeks have a Bermuda base and fantastic scattered producing pecan trees. The bottoms on this property are truly one of my favorite features of any property I've had the privilege of experiencing. The mix of open areas surrounded by wooded cover creates perfect security and travel corridors for deer, turkeys & pigs. With the abundance of water on this property, the potential exists to create duck habitat along the Boggy or to hunt ducks in the oxbow lake and the 4.5+/- ac pond on the southeast side of the ranch.
