Description:

The McGowen 400 is a great mix of wooded drainages, fertile bottoms, and rolling grass-covered hillsides.  This area consists mostly of post oak and black-jack oaks with some cedars mixed in as well.  The property has excellent fencing, and cross fencing as well as perimeter and interior gates.  Located in far southwestern Lincoln County makes this property very accessible to the Oklahoma City metro area.  Over the years, some incredible deer have been harvested from this property and there is potential to plant some wildlife-attracting mixes in several strategic locations to enhance that potential.  As visible in the aerial images, there has been some tree clearing in strips on the western portion of the property.  These areas need some minor attention but they could be touched up to create incredible shooting lanes and access points.  The terrain and character of the property make it a great recreational destination but the fertile bottom and productive grass will interest someone interested in running cattle.  There are multiple hilltop locations for building a home with a beautiful view as well!
