Access to this property is via a paved county road on the north boundary. A rural water line comes onto the property from the north boundary as well as the electric service. The north pond measures 5+/- acres and is stock with fish! This pond was created when the turnpike was built and the material was extracted for the construction of the overpass directly north of the ranch.
The ranch is cross-fenced into 5 pastures for rotational grazing which includes 2 hay meadows. The two east pastures are used for hay meadows as well as grazing. The grazing on the hay meadows is alternated each year.
There is an older pole barn that is used for hay storage. The western portion of the roof needs to be replaced but the building looks like it could be brought up to speed with a little bit of dirt work, a new roof, and gravel or concrete added for the floor. Two loafing sheds are also located near the hay barn.
There are two very nice ponds, especially for this size of property. Both of the ponds hold fish and attract waterfowl in the winter. Canadian River and the bordering properties have significant elevation & drainages that lead directly to the open meadows of this property. Open meadows at the base of a hill is a perfect recipe for whitetail movement.
