Located just north of Lake Texoma makes this property very accessible to the North Texas market. Rolling terrain gives way to deep creek channels with visible layers of limestone that have buried below the surface for eons. In fact, shell fossils are commonly found in the limestone rock beds along the creek. Two drainages traverse the property traveling from the north to the south as they carry water toward Lake Texoma. The eastern drainage is called House Creek and appears to have some small springs upstream. There are two access points to the property from different roads. One gate is at the northeast corner and another gate is located at the southeast corner. Most of the property is covered with a variety of hardwoods with some majestic old-growth giant timber along the creek. This would make a fantastic recreational property with significant elevation change and huntable characteristics for a tract of this size. Someone that wanted a hunting property close to their Texoma lake house should really consider this one. There is also a water well with electricity next to an old set of pipe corrals on the southeastern portion of the property. One more thing...don't overlook the potential to build a lake on one or both of the drainages. This would need to be explored by an engineer but the topography, soil type and watershed acreage appears to be very favorable for that kind of project.
