The Chaney Farm is a combination of tillable farmland and rolling sand hills just off the Salt Fork of the Arkansas River. The farmland has been in a rotation of winter wheat, soybeans, and corn. The current crop is winter wheat and the tenant will have possession until the crop is harvested. There are several low-lying areas that collect water near the NE part of the property and these would be ideal for hunting ducks over sheet water. It may even be possible to drill a well to flood the sheet water in dry years like this. Additionally, the timbered area has some appealing character with rolling sand hills that are loaded with deer rubs! There is also a clearing between the strips of timber that would make an excellent secluded food plot. While this would make a good addition to an established farming operation, it would also be a fantastic farm to hunt!!!
