The current owners utilize the property for hay production on approximately 70+/- acres.  The balance is a mixture of wooded and brushy cover with a nice drainage lined with beautiful mature timber including giant cottonwoods.  The main drainage coming from the north could be utilized to build a long narrow pond.  According to the topo maps it looks like this pond would receive over 1,000 acres of drainage so it would definitely need to be engineered.  Wildlife in the area is outstanding with populations of quail, pheasants, deer, ducks, geese, and doves.  Some of the hay field consists of Class 2 and Class 3 soils that could be farmed to attract more wildlife.  Typically 120-130 round bales of native prairie grass hay are baled each year.  Getting to this property is an easy drive from the OKC metro, Tulsa, or Wichita.  This place would make a great getaway farm or addition to a current operation!

 This general part of OK currently has the best population of quail and pheasants in the state!
