The Ranch on Big Creek has a little bit of everything you could ask for in a working ranch. It is conveniently located on county-maintained gravel roads a short distance from highway frontage. The headquarters are located on the north end of the ranch and include a home, working facilities with squeeze chute, storage containers & buildings, chicken coup, diesel tank, and overhead storage bin. The ranch is cross-fenced into 10 pastures and with minimal fencing, it could easily be 12 or more pastures. Several traps are also fenced and easily accessible from the lane system. There is approximately a 50/50 mix of pasture to timber with a combination of both native and improved grasses. According to the seller, the property can handle 100 cow/calf pairs. Every pasture has at least one pond and Big Creek meanders through the property for well over a mile. A terrace at the bottom of a hill in the southern part of the ranch directs water towards a long narrow pond located just off the banks of Big Creek. With a minimal amount of dirt work, this pond could easily be converted into a series of duck sloughs that could be planted and flooded. An ample opportunity to capitalize on fishing exists at any one of the 16 ponds. The eastern and southern portions of the property exhibit a very diverse amount of elevation change and terrain variation. The bottoms along the banks of the creek are level and fertile and the hills on either side of the creek transition gradually to rugged ridges with unique rocky outcroppings. Several beautiful pecan groves enhance the desirability of the property while offering the potential for additional income and shade for cattle in the warmer months.
Deer and turkeys move through the open bottoms on their way between the wooded terrain. This area is well known for the quality bucks that are found here.
