General Description:
Live Water Ranch is comprised of approximately 440 acres and includes a blend of productive Bermuda hay fields, rolling terrain with mature hardwood timber, outstanding spring-fed lakes, a live creek and well balanced improvements.
The ranch is located adjacent to Highway 75 in Hughes County just 19 miles north of Coalgate, Oklahoma.
An abundance of spring water flows from the ground to create the live water on the property. Many of the lakes and ponds are a direct result of that flowing water that has been captured. Multiple dams were built in series so the overflow from each pond fills the next pond in succession. Several of the ponds have an overflow pipe that uses the pressurized water to create a unique fountain below the dam. This uniquely designed structure creates a relaxing background sound that can be heard from the patio of the cabin. The water that leaves the last lake flows through large moss-covered boulders and creates a stunning waterfall. Needless to say, the fishing on this property is outstanding but don't overlook the deer and turkey hunting!
The ranch is also tastefully equipped with a cabin and a workshop that includes an adjoining bunkhouse. The two-story cabin is perfectly positioned on a peninsula that affords a lake view from three sides. The open floor plan and sizeable bonus room upstairs make this cabin well suited for large family gatherings.
The workshop and bunkhouse sit just up the hill from the cabin and is perfect for overflow guests and storing UTV's and tractors.
Income producing opportunities include selling hay from the meadows or transitioning those fields back to pasture for running cattle. There is also Infrastructure in place for a 12 space RV park that is ready for use.
Regardless of how you plan to use this property, you will be absolutely blown away by the amount of clear spring water that exists here!
